HOA Meeting Minutes

Date: September 14, 2024

Time: 3:00 PM

Location: Community Pool

Attendees:

Terry- President Rex – Treasurer Yolanda – Secretary
Approximately 14 homeowners were in attendance.

Topics Discussed:

1. 2024 Budget:

– The community is now self-managed by EasyHOA, which has resulted in cost savings.

– The proposed 2025 budget will necessitate an HOA fee increase of $100, bringing the annual fee to $700. This increase is due to delinquent accounts within the community.
– The additional funds will cover unforeseen repairs, including:

– Replastering the pool

– Sealing drywall in the building

– Retention pond maintenance

– Other necessary repairs

– Once delinquent accounts are addressed and repairs are made, the HOA fees will revert to the current amount of $600 annually.

2. By-Laws & Covenants:

– Violation rates are down in 2024 so far. Violation Rules:

– Homeowners have 30 days to correct a violation.

– After 30 days, there is a daily charge of $25 until the issue is resolved.

– Homeowners should communicate with the Board if more time or assistance is needed to fix violations.
– Parking Violations:

– Parking violations have increased.

– School buses have reported difficulty turning around in cul-de-sacs, and complaints are being directed to county code enforcers, which could result in fines.
– Homeowners are reminded to park in their driveways; non-operable cars should not be left on the street.
– No parking on sidewalks is allowed.

– Temporary parking can be arranged at the pool by contacting the Board if extra space is needed.
– Leash Your Dog Policy:

All residents must adhere to the leash policy for the safety of the neighborhood.

– Gwinnett County Self-Service:

– For public property repairs, streetlight outages, and other concerns, homeowners can contact Gwinnett County Self Service via the following link:

3. Rental Properties:

– The community requires 75% of homeowners’ signatures to prevent rentals from exceeding 10%.
– A form will be sent out to gather signatures from all homeowners.

4. Plans/Ideas:

– Establishing a **Neighborhood Watch Committee** to help prevent crime.

– Upgrading the cameras at the pool to **Tag Reader Cameras** for enhanced security.

– Installing a **Pergola at the Pool** with BBQ grills.

– Adding “No Parking Signs” at the subdivision entrance to deter guest parking from outside the community.
– Starting a “Community Care Group”: This group of neighbors will assist those neighbors in financial and health distress with yard work, home repair, etc.
